About the Role:
We are seeking a highly skilled IT Developer Lead to support the enhancement, configuration, and ongoing development of a large-scale Computer Aided Facilities Management (CAFM) system built on IBM TRIRIGA. This role involves working with internal IT and Facilities teams, as well as external service providers, to support a comprehensive real estate and facilities platform. The role includes both hands-on configuration and leadership within a matrixed team environment.
Responsibilities:

Enhance, configure, and develop TRIRIGA components (workflows, forms, queries, state families, business objects, etc.)

Support data conversion and SaaS migration activities

Create and modify custom BIRT reports and SQL scripts

Provide ROM/LOE estimates and develop technical specifications

Work with business teams to gather and translate functional requirements into TRIRIGA configurations

Perform object migration across environments and troubleshoot system performance

Create documentation and status reports; write test scripts and perform unit testing

Collaborate on TRIRIGA upgrades and resolve support tickets
Required Qualifications :
Required Qualifications:
- IBM TRIRIGA Certified with 5+ years of direct TRIRIGA configuration/development experience
- Hands-on experience with CAFM/IWMS systems
- Experience with TRIRIGA modules such as Lease Administration, Project Management, Space Management, and Facilities Assessment
- Strong knowledge of:
- TRIRIGA Workflow Builder, State Families, Query Manager, Form Builder, Data Modeler
- TRIRIGA security configurations and performance tuning
- BIRT report development and TRIRIGA logs
- Experience with IBM FileNet Content Manager
- Experience in real estate or facility management organizations
- Experience supporting invoice reporting, payment schedules, or lease contracts
- Familiarity with SaaS migrations and WebSphere tuning
- SQL development and data warehouse knowledge
- Ability to work in multi-stage environments and manage cross-functional communication
Must provide own equipment including laptop with full disk encryption and required software
